BUILD-ON-SITE CONSTRUCTION

  • At this time, we do not offer build-on-site construction and do not have a field team available to support on-site builds.

RENT-TO-OWN PAYOFF POLICY

  • Customers may pay off their rent-to-own contract at any time after the initial payment by contacting their assigned rental company.

  • By paying off the remaining principal balance, the customer will eliminate all future rental fees for the remainder of the contract term.

The Difference Between a Security Deposit and a Cost Reduction

For rent-to-own contracts, these two payments serve very different purposes:

Security Deposit
A security deposit is the minimum amount required to secure your order and reserve the building. This payment does not go toward the cost of the building. Once an order has been entered, the security deposit becomes non-refundable after 48 hours.

Cost Reduction
A cost reduction is a down payment applied toward the cost of the building. Making a cost reduction lowers the total amount being financed, which in turn reduces your monthly rent-to-own payment.

Permits

The customer is responsible for permitting. In Virginia, a building permit is generally required for storage buildings that are 256 square feet or larger. Buildings under 256 square feet may be exempt from a building permit, but they often still require zoning approval. Permit requirements can vary based on your city or county regulations and any HOA rules that apply to your property. We do not require a permit for delivery, and we’re unable to determine permit requirements for individual locations. For the most accurate information, we recommend customers contact their local city or county zoning/permitting office and, if applicable, their HOA.

Reorder / Change Order Fee

Premier requires a $300 change order fee for any contract changes requested more than 48 hours after the order has been submitted. Once an order is entered, materials, production scheduling, and build planning begin quickly, and changes after that point require additional administrative and manufacturing coordination.

We strongly encourage customers and dealers to review the final building design carefully before order submission. If you’re unsure about any details, please reach out before placing your order or within the first 48 hours.

Rent to Own Trailer Contracts

The customer’s driver’s license must match an approved RTO state in order to complete a rent-to-own trailer contract.

Rent-to-own availability varies by state. To confirm eligibility, log into RTO Streamline under your trailer account and use the Quick Calculator. Select your dealer name and the customer’s state (based on the customer’s driver’s license) from the dropdown menu. If a red error message appears at the top of the screen (for example: “Customer State Error: Contracts not allowed in Colorado”), rent-to-own is not available in that state.

Cash and credit card trailer purchases are available to customers in all states, regardless of rent-to-own eligibility.

Cottage Shed Exterior Height Measurements

The exterior height at the tall end measures 9'5". This height remains generally consistent across available size options. The exterior height at the low side measures 95.5".

These measurements apply to both the Cottage Shed and Garden Shed models.

Most portable building sales in Virginia are subject to sales tax.

Sales tax must be charged unless the customer provides a valid exemption certificate that applies to the purchase of the building itself.

The following are generally valid exemptions we can accept:

  • ST-10 Resale Certificate (customer is purchasing the building for resale)
  • Government purchases paid directly by a federal, state, or local government entity
  • Qualified nonprofit organizations with a valid Virginia exemption certificate

The following are not valid for portable building sales:

  • ST-18 Agricultural Exemption Forms
  • Claims that the building is for a farm, horses, or personal agricultural use
  • Contractor purchases without resale documentation

The ST-18 agricultural exemption applies only to items used directly in agricultural production (such as seed, feed, fertilizer, or equipment parts). Portable buildings are generally considered structures, which do not qualify under this exemption.

If you have questions about a specific situation, please check with me before finalizing the contract.

West Virginia allows more agricultural exemptions.

Sales tax must be charged unless the customer provides a valid exemption certificate that applies to the purchase of the building itself.

In West Virginia, the following are generally valid exemptions we can accept:

  • Resale Certificate (customer is purchasing the building for resale)
  • Government purchases paid directly by a federal, state, or local government entity
  • Qualified nonprofit organizations with a valid Virginia exemption certificate
  • Agricultural Exemption Certificate – building used directly in farming production (livestock barns, hay storage, equipment storage for farm use)

West Virginia allows more agricultural exemptions. Farmers may purchase items used directly in farming operations tax-exempt, and this can include certain agricultural buildings, such as: livestock barns, equipment storage used in farming, poultry houses, hay storage buildings with the following requirements: the buyer must be a qualified farmer, the building must be used directly in agricultural production, the buyer provides the West Virginia Agricultural Exemption Certificate.

Buildings used for personal storage, garages, or non-farm use would still be taxable.

If you have questions about a specific situation, please check with me before finalizing the contract.
